How Much Does Property Staging Cost in the UK?

When sellers first speak to us at Staged Homes Co, the question is almost always:

“How much does staging cost?”

Completely fair. It’s an investment - and like any investment, you want to understand what you’re getting.

Here’s how we like to explain it. Property staging is a lot like buying a new car.

You can absolutely go for the base model. It’ll get you where you need to go.

Or…

You can choose the upgraded version - the one with the refined interior, the polished finish, the details that make people stop and say, “That’s the one.”

When you’re selling a home, those “extras” aren’t luxuries. They’re #positioning.

The Base Model vs The Fully Loaded Version

An empty property will sell eventually. A tired rental will sell eventually. But in a competitive market, “eventually” often means:

  • Price reductions

  • Fewer viewings

  • Longer time on market

  • Increased holding costs

Professional staging transforms a property from functional to aspirational. It helps buyers emotionally connect. It helps them visualise scale and layout. It makes your online listing stand out instantly. Just like the upgraded car in the showroom.

Our Staging Prices at Staged Homes Co

We believe in clarity when it comes to pricing. Our staging packages start from:

1 Bed Property £1,950 + VAT

2 Bed Property £2,100 + VAT

3 Bed Property £2,350 + VAT

4 Bed Property Price on request

For a standard 2-bedroom flat with easy access, pricing typically starts from £2,100 + VAT. Each project is quoted based on size, access, location and styling requirements - but these prices hopefully give you a realistic starting point.

What’s Included in That Investment?

Our packages include full design, furniture installation, styling and professional presentation to ensure your property is market-ready.

We don’t “dress” homes. We position them. Everything is selected to:

  • Appeal to your target buyer

  • Maximise photography impact

  • Improve flow and layout perception

  • Elevate perceived value

Our Standard Rental Periods

We structure our staging terms to align with how property sales actually move.

  • 1–3 bedroom properties: Standard rental period is 8 weeks

  • Larger homes: Standard rental period is 10 weeks

This gives your property strong exposure during the crucial early marketing window - when most serious buyer activity happens.

Flexible Extensions (With a Bonus)

If your sale needs a little longer, we offer flexible weekly or monthly extension options. And when you choose a monthly extension, we give you 1 week free!

That flexibility means you’re never locked into paying for time you don’t need - but you also don’t lose presentation momentum if a sale takes slightly longer to progress.

Why Staging Often Costs Less Than Doing Nothing

Here’s where the car comparison really matters.

If a property doesn’t attract interest, the usual next step is a price reduction.

And reductions add up fast. A £10,000 reduction dwarfs the cost of staging.

In contrast, staging is a strategic marketing cost designed to:

  • Increase online click-through rates

  • Generate more viewings

  • Encourage stronger offers

  • Reduce time on market

  • Protect your asking price

In many cases, it’s significantly more cost-effective to stage than to discount.

How Long Should You Keep It Staged?

Once you accept an offer, you have two choices:

  • Option 1: De-stage at the end of your initial term. Lower overall cost, but if the sale falls through, you may need to stage again.

  • Option 2: Keep staging until exchange. Greater peace of mind if you want to minimise risk.

There’s no one-size-fits-all answer - it depends on your risk tolerance and how secure the buyer’s position feels. That’s why our flexible extensions exist. You stay in control.

Who Benefits Most from Staging?

Staging is particularly powerful for:

  • Empty new builds that feel cold or echoey

  • Ex-rental properties needing repositioning

  • Probate sales

  • Homes with awkward layouts

  • Flats competing in busy developments

When buyers can clearly visualise how a space works, hesitation disappears.

The Real Question Isn’t “How Much?”

It’s:

“What will it cost me if I don’t stage?”

Longer time on market.

Reduced buyer urgency.

Potential price drops.

Staging is not about scatter cushions. It’s about strategic marketing. It’s about choosing the upgraded model - the one that makes buyers choose your property over the five others they viewed that weekend.
